Property sellers – why spring is the ideal time to list your home

As we head into the final lap of February, with winter on its way out, spring is approaching and this comes with good news for sellers. Recent data from Rightmove has uncovered that March is the strongest month for sellers to come to the market.

What were the study’s findings?

Rightmove carried out their research by comparing home-moving data over the last five years, excluding 2020 to account for the closed market periods. According to Rightmove’s research, March is the month when the highest number of buyers are enquiring about each property available on average.

What are the best months to sell?

Rightmove’s data finds that the springtime months of March and April are the best to sell with April ranking in second place. So, in March, sellers will benefit from a seller's market as competition between buyers will be at its fiercest - in turn, giving them a strong chance of selling their house.

As of now, the property market is still buoyant with around 75% of all properties successfully finding a buyer compared to a historical average of around half, and houses are finding buyers in an average of 39 days, a significantly shorter time than an average of 59 days over the last five years.

Typically, the number of new listings is at its highest in March. April is the second strong month for sellers, based on competition between buyers over available property and May is the third strongest month.

Spring surge

This year’s spring surge has begun to blossom, with new listings shooting up by 11% and buyer demand soaring by 32% in the last three weeks compared to the same period last year. Rightmove has also said home valuation requests to estate agents have also seen a 27% increase in the last three weeks compared to the same period last year.

Tim Bannister, Rightmove’s director of property data, says: “Spring has long been known as a peak point in the housing market calendar, with many buyers and sellers trying to get into a new home for the summer months. However, this interesting study confirms that for those considering selling this year, March has historically been the best time to come to market on average."

Bannister continues: "For any sellers who might be conscious of coming to market at a time when the number of new listings has traditionally been high, the data shows us that the level of demand in March means sellers are likely to met with multiple potential buyers competing for their home.”

How sellers can market their property in spring

As the weather gets warmer, those looking to market their properties in spring should focus on outside areas such as the gardens. According to Rightmove, buyer searches for gardens rocketed 70% in January compared to January two years ago, as more people look for outdoor space as we welcome spring.

There are many ways for sellers to spruce up their gardens. Sellers can make their gardens look presentable by mowing the lawn and de-weeding. Sellers can also brighten up their gardens by planting colourful flowers - bold options like violas, pansies and primroses spring to mind. Fairy lights are also another way of illuminating your garden and adding an enchanting touch to your outdoor space.
