Why sellers could benefit hugely from listing before Christmas

Sellers may be surprised to find out that listing their property right now as we get closer to Christmas could actually be a good idea.

When thinking of Christmas pastimes, you would usually think of pulling crackers, watching the Queen’s Speech and tucking into a hearty Christmas dinner, but consistent figures from the popular property portals have shown that browsing for property is by far the most Christmas activity nowadays.

Analysing research from over the years and an anticipated rise in traffic again this year, we examine why it could be a savvy move to put your home on the market just before Christmas to receive greater interest than usual.

Boxing Day traffic

Statistics from the major portals have shown that for several years, Boxing Day has been the day when portals and agent websites get significantly more traffic than usual.

Last year saw even higher levels of traffic when there were various social restrictions in place to avoid mixing and this meant more people than usual when indoors during Christmas.

Last Boxing Day, Zoopla received a record 70.5% surge in traffic, an increase on the previous year’s 61% rise in traffic it recorded on Boxing Day 2019.

Zoopla also uncovered that across the whole month of December 2020 – leading up to and including Boxing Day – it achieved a 33% increase in searches for property in comparison to December 2019.

Zoopla also witnessed its busiest lead-up to Christmas in well over a decade in 2020, with sales agreed up by £62 billion in 2020 compared to 2019.

Rightmove also enjoyed a bumper Boxing Day with traffic increasing by 54% compared to the same day in 2019. Another interesting insight is that visits from December 1 to December 28 were some 57% higher than they were for the same period in the previous year. Between December 26 and December 28, visits rose by 18%.

Boxing Day 2021 predictions

Rightmove predicts another Boxing Day boom to happen this year, although whether the record levels of traffic – 51 million visits – between December 26 and the first working day of 2020 will be replicated this year is up for debate, due to the unique circumstances of 2020.

The portal said in its latest house price report: “As soon as Christmas Day is out of the way, there’s a boom in people searching for property on Boxing Day, perhaps with time available during the holiday season and a resolve to enjoy their next Christmas in new surroundings.”

Rightmove also says it anticipates Boxing Day to be the effective start of the 2022 home buying season. This is typically the beginning of a busy period of both new sellers entering the market and a bounce-back of prospective buyers browsing properties.

January is usually the busiest month for the property portals as interest that began over the festive period is established early in the new year. So, sellers who list before Christmas can make the most of the increased interest in new homes during this period.
