STEP BY STEP GUIDE TO BUYING

  • PREPARING TO BUY

    When you are considering to buy a property you need to work out what your exact pre-requisites are, this includes the location you want to live in, number of bedrooms and proximity to transport. Work out what is most important to you as you may not be able to find something that ticks all of the boxes and you may need to be flexible.

  • SETTING YOUR BUDGET

    Set how much you want to spend and do this from speaking with a mortgage broker and working out your finances before you start looking for a property. If you need assistance with finding a broker or just to speak to someone for advise, we can assist you in putting you in touch with someone.

    Also remember to factor in the fees you will need to pay for conveyancing and also for stamp duty, you can use our calculator here to calculate what is payable so you know how much you will have to spend on a property.

  • FINDING THE PERFECT PROPERTY

    Once you know your budget you need to search for your property, 90% of applicants start their search online. We feature all our properties on the 3 main property portals which are Zoopla , Rightmove and On the Market . When you start looking you can register online You can also download the Holland App here which ensures that when a property comes up you will be the first to hear of it.

    If you see a property that you are interested in, then get in touch with us to arrange a suitable time to view.

  • VIEWING AND MAKING AN OFFER

    When you find a property you like we recommend that you view it as soon as possible. We accompany all viewings so we can give you any further information on the property that you are interested in. If you find a property that interests you at this stage you can choose to put an offer in. At this stage we will ask for proof of finance and an agreement in principle from your mortgage broker. This will help secure any offer that you make on a property.

  • INSTRUCT A CONVEYANCER

    Once your offer has been accepted the next step is for you to instruct a conveyancer to help with the purchase. They handle all the legal work and will raise any issues or concerns that they find. We work with several conveyancers and we can recommend the right one for you if you don’t already have one.

    The conveyancer will do the following:

          Raise enquiries from the draft contract

          Conduct local searches

          Refer to the information provided by the sellers

          Agree a date for exchange of contracts

  • ARRANGE A SURVEY

    The first step is for a survey to be carried out, there are different levels of surveys:

          A mortgage valuation – this is required if you are taking out a mortgage in order to confirm the value of the property and that is enough for them to lend money against

          A homebuyer’s report – this is a detailed report and is a visual inspection to highlight any issues that may need further investigation

          A full or structural survey – generally required for older properties or those that have undergone major structural change

  • MORTGAGE OFFER

    After the survey has been completed you should receive your mortgage offer from the lender stipulating the finer details of the loan. At this stage you would need to consider taking out insurance, we can help to recommend a broker for you to receive a quote.

  • EXCHANGE OF CONTRACTS

    Once you have the mortgage offer and your solicitor is satisfied that they have all the answers to the enquiries, a date for exchange of contacts can take place. At this stage the contracts are signed by both the buyer and the seller, you will be required at this stage to pay a non-refundable deposit of generally 10%. Once the contracts are exchanged the transaction is legally binding.

  • COMPLETION

    On the day of completion, the final amount of money will be transferred from your solicitor to the seller’s solicitor and at this stage completion has happened and the property is legally yours. You can then arrange to collect keys from Holland Properties office.
