  • A reference check is a screening process that proves your credibility as a tenant. It can include references from past landlords and a letter from your employer to prove that you are a responsible tenant.

  • A guarantor is someone who agrees to pay your rent if you’re not able to pay it, such as a parent or a close relative. No, you are not required to have a guarantor, but it can help you avoid falling into arrears if you come across hard times.

  • The charges for landlords depend on the level of letting management services you choose. We offer let only services, rent collection service, and fully managed services. You can learn more about what each package includes here.

  • This might vary depending on the rented property and contract, whether bills are included or not.

  • The Estate Agent keeps the holding deposit to take the property ‘off the market’ for a prospective tenant. All deposits are registered and secured by TDS.

  • Processing deposits is part of the lettings regulation.

  • Yes. We offer property management as part of our fully managed services package, which include processing, rents, handling tenant queries, arranging repairs, and more.

  • Yes, the security of your information is important to us and we do our best to ensure your details are secure. However, remember that no method of transmission over the Internet, or method of electronic storage is 100% secure. While we strive to use commercially acceptable means to protect your Personal Data, we cannot guarantee its absolute security.

  • We are a member of the following associations: 1.The Property Ombudsman - Provides a free, fair and Independent service for dealing with unresolved disputes between member estate agents/letting agents and consumers who are landlords or tenants of residential property in the UK of which Holland Properties has been members of since 2010, 2.The Dispute Service (TDS) - An independent company that works to resolve any tenancy deposit disputes that may occur at the end of a tenancy in the private rented sector through a scheme called The Tenancy Deposit Scheme of which Holland Properties have been members of since 2007, 3.Safe Agent - ,safeagent is the UK's leading, not for profit accreditation scheme for lettings and management agents operating in the Private Rented Sector. safeagents meet strict compliance criteria to provide reassurance to landlords and tenants.

  • There is no requirement for individuals to have a UK phone number in order to advertise or booking viewings in the UK.

  • How long your property will be on the market depends on the experience and work of your estate agent. Our estate agents work hard to help you sell your property quickly. We’re able to successfully do this by providing accurate valuations made by our most experienced estate agents, booking a professional photographer to take high-quality photos of your property, and advertise your property on high-traffic websites.

  • We work hard to help you find a property that suits your timeline. Our estate agents listen to your needs, maintain consistent communication with you, and offer the highest standards of customer service in the industry.

  • Our London office is open from Monday - Friday from 9:00AM - 6:30PM and Saturday from 10:00AM - 5:00PM. We are closed on Sundays.

  • The listing agent and the buyer’s agent are paid by commission with each agent receiving a percentage of the sale from the seller’s proceeds. This percentage is typically decided between the seller and the estate agent and is detailed on the contract.

  • Once contracts are exchanged and finalised, the outstanding monies will be transferred from the buyer or the lender to your conveyancer, who will deduct any fees, redeem your outstanding mortgage (if applicable), and transfer the balance to you.

  • Our property consultants will do their best to find you a property, in the case this is not possible, we will contact our local partners to help to find you the right property.

  • We offer the following services: 1.Buying - From finding the right property to the exchange of contracts, we help the buying process go as smoothly as possible, 2.Selling - We offer accurate valuations, professional photography, and advertising your property on the market in the best light that attracts potential buyers. Our estate agents accompany viewings to point out your property’s best features and provide more information about the area.

  • We offer instant online valuations. Use our online valuation tool for an indication of what your property is worth. When you’re ready to sell, contact us and we can provide you with the most accurate valuation.

  • Our team creates your property description. With our years of experience, we know what features to highlight that will boost your property’s sellability and attract interest.

  • It can take as little as a couple of days. Once the AML (anti-money laundering) checks are done and the contract is signed, we will arrange for the marketing material to be produced, this may include professional photos, 360 tour, video and brochure, description and make your advert live on the portals.

  • Our estate agents accompany viewings to point out your property’s best features and provide more information about the area.

  • When you work with Holland Properties, our services include ensuring your property is advertised well. We have two high street offices with window displays that generate great footfall and offer email and SMS marketing alerts to existing applicants registered. We offer our own website and individual app for clients registered with us but also advertise on high-traffic websites. When possible, we erect To Sale boards to generate local enquiries. We offer as part of our selling and letting package, free of charge, extra exposure on RIghtMove by listing your property as ‘premium listing’ and featured property’ generating more exposure and increasing the number of enquiries.
